Kapiti Views

This thoughtfully designed 269m² home delivers a refined coastal aesthetic, balancing architectural presence with warmth and texture.

Kiln-dried bricks imported from Italy create a distinctive exterior statement, bringing depth, durability, and tonal softness that anchors the home within its coastal setting. Inside, a high-pitched cathedral ceiling with exposed trusses defines the kitchen, living, and dining spaces, creating dramatic volume and enhancing natural light through the heart of the home.

A board-formed concrete feature wall introduces sculptural texture and contrast, grounding the space with understated strength. Tinted polished concrete floors flow through the entry, kitchen, living, and dining areas, adding subtle coastal tones while also contributing to thermal performance and durability.

Expansive kwila decking extends from the main living spaces, creating seamless indoor-outdoor flow and generous entertaining zones. The transition between interior and exterior has been carefully resolved, allowing the home to open confidently to its surroundings while maintaining architectural integrity.

The result is a home that feels enduring and effortless, where materiality, proportion, and performance combine to create a coastal residence of quiet impact and long-term liveability

These clients came to us with a very clear brief

They needed a section in Waikanae over 1,000sqm, something that would give them space, flexibility, and the right setting for what they had planned.

Through our relationships and local knowledge, we were able to secure more than just a suitable section. We found them an idyllic site that not only met their size requirements, but also delivered uninterrupted views out to Kapiti Island.

It is a great example of how the right connections and understanding of the local market can open doors that are not always visible, and ultimately lead to a far better outcome for our clients.
